Strategically located North/West of Kilcock town in County Meath the lands provide for a medium term development opportunity. Location
The subject property is located in County Meath to the north west of Kilcock town centre with frontage on to the secondary road about 300m from the Summerhill-Trim road(R158) and lies North West of the Rye river. The town of Kilcock is located to the north of County Kildare and is separated from County Meath by the Rye River. The town is located primarily between the Rye River and the new M4 motorway. Kilcock is very accessible to Dublin City with the Arrow commuter rail, and a regular commuter bus service providing regular transport to and from the town.
Town Planning
The subject land forms part of Kilcock Environs Development Plan for Co. Meath. Under the Meath County Development Plan 2013-2019 the lands are zoned A2 (to provide for new residential communities and community facilities) and F1 (to provide for and improve open spaces for active and passive recreational amenities).
In addition to this the Council made variations to this plan dated 19th May 2014 which designated the A2 zoned lands as Phase 2 development. The effect of this designation indicates that no development shall take place on the subject property prior to 2019.
Planning
There is currently planning across the lands for a distributor road also indicated on the zoning map in Appendix 1 (See red broken line). We understand there are roads and services (10 years planning permission) granted by Meath County Council for some (if not all) of the lands in the Kilcock Environs Local Area Plan. Planning reference: DA70041 (Meath C.C.).
Tenure
We have not read any title documents but we understand that the property is held freehold. We assume that good marketable title can be shown to the property with no onerous or unusual outgoings, covenants or restrictions which could affect value.

From Kilcock take the R158 Summerhill-Kilcock road to first roundabout. Take 2nd exit (L6228) and
proceed for 500m. Take first right and property is about 200m on right- hand side identified by for
